Lucky to live in Lakeview, Memorial living at it’s finest!

11839 Durrette, memorial Georgian-style one-story brick home with inviting front porch. Extensively updated and meticulously maintained Memorial home in a family-friendly neighborhood great for walking. This is Memorial living at it’s finest!  Lakeview is one of the loveliest neighborhoods in Memorial with mature tree canopy.  It adjoins Sandalwood and together the two communities thrive as neighborhood children grow up in a large contiguous area where they can ride their bikes to friends homes and ride the school bus to Frostwood Elementary, Memorial Middle, and Memorial High.

As an interesting sidenote there is only 3 months of inventory supply in homes between $1-2 million in zipcode 77024 but 10 months of inventory supply in 77079….one is a sellers market and one is a buyer’s market. Real estate is all local.

Check out the fabulous updates in this lovely townhome.

Multimillion $ Homes Also Receive Multiple Offers

620 Wellesley620 Wellesley barn door

Normally we don’t see multiple offers in the multimillion dollar price range. This GK listing was the exception. Beautifully decorated by Don Connally of Area (Highland Village) it showed great. My favorite idea was the use of this barn door that adjoins the pool. Open the door and you have additional entertaining area ….ping pong table…or whatever in this one bay garage space. Interesting observation…the home only had a one car garage yet that didn’t keep the buyers from bidding. Just because your home doesn’t have “everything perfect” doesn’t mean it won’t sell. It Has To Be Special

I think we all want our home to be someplace truly special. This home is! It is an enchanting quiet oasis on the bayou that my clients purchased. Three sets of geometric prairie style windows (1) flank the front door, (2) bring light through leaded glass windows into the front entryway, and (3) showcase dramatic floor to ceiling views of dappled light through trees from the living room. This was a fun transaction with an urban legend that turned out to be fiction, as did the tall tale that there were plans around signed by Frank Lloyd Wright! Ha ha! Amazing Lot on Green Oaks in Bunker Hill Village

Lots do not become available often on streets like Green Oaks. This one is at the end of the cul-de-sac, just off Blalock. Lovely trees, tranquil setting. Great area for walking; explore both Bunker Hill and Piney Point off Blalock. Memorial Villages police, Memorial Drive Elementary, Spring Branch Middle, and Memorial High. 16,000sf lot priced at $1,175,000. UPDATE: It went under contract in 2 days and closed over list price.  As of today, 12/2/2014, it is the highest sales price psf of land of Memorial lots ranging between 10,000 and 20,000sf.  And worth every penny! Lovely Spring Branch neighborhoods with healthy appreciation

Here is an analysis I did for one of my clients this spring.  They were first time home buyers who wanted an affordable neighborhood with good schools for their growing family.  They were a little concerned about what appreciation might be like in some of the Spring Branch neighborhoods we were looking in ……until they saw these numbers.  I took their general search parameters….3 bedroom home between 1900 and 2500sf on a typical lot size of 9000 to 13,000sf and zoned to Valley Oaks Elementary, Spring Branch Middle and Memorial High.  I compiled the homes that had sold with their parameters in each of the last 6 years.  As you can see, values dropped significantly in 2009 (post stock market crash, credit crisis and hurricane Ike of 2008), lagged in 2010 but significantly increased in 2011.  That mirrors what happened in many of the desirable neighborhoods in Houston.

Search parameters:
3 bedrooms or more
1900 – 2500sf home
9000 – 13000sf lot
Zoned to Valley Oaks Elementary, Spring Branch Middle, and Memorial High
Spring Valley and City of Houston (Springwood and Timber Creek

Here is a typical older Spring Branch home that is on the market today that would have met their parameters:
