There is so much competition for homes under $2 million that I often encourage my buyers to submit a backup offer. Let’s just persevere a little longer because sometimes going the extra mile is worth the effort. My clients just got this home under contract because the first buyer got cold feet and terminated their contract. It happens more often than we’d like because people are forced to make big decisions quickly. Just for fun, my “backup average” is 50%….for all the backup contracts I’ve written in the last few months, my clients have been the successful purchaser 50% of the time.
