Accordian walls open to outdoor living areas

I was recently at a friend’s for a ladies coffee and she had her family room OPEN to her outdoor living area. It was spectacular! Above is the view from her living room and below is the view from her outdoor living area.  The glass doors fold back much like an accordian and the wall is OPEN. The outdoor living area has a high ceiling matching the inside living room which accentuates an “open to the outdoors” feeling. When the doors are opened and folded back the effect is truly amazing….and you can look directly out to the pool (sorry I didn’t show you that).

She said they used a wall system similar to the Nana wall.  Funny how once you become aware of something new, you see it over and over again.  I noticed the use of a wall in a similar space in an article about remodeling on the  Greater Houston Builder’s Association website: http://houstonremodelingguide.com/a-remodeling-investment/#more-441 .  I would love to have one at my home!

This is a lovely ranch home I helped a young family purchase this spring. Beautifully updated living on one floor, it would also work well for a couple or family wishing to downsize from a larger memorial home. It had a generous dining room and living/den room with lovely windows. It came on the market during spring break and still had multiple offers. Not far away is the home pictured below:

This townhome at 10824 Brenner Creek is in a gated community and has a master down and could easily be personalized to your taste.  Wonderful area and has a small courtyard too and extra parking in the community. This townhome was withdrawn from the market but it still is a good example of a nice option for downsizing.  It was priced at $559,000 for 2800sf.

Hudson Oaks (11711 Memorial) is a lovely complex…well maintained with a guard at the gate. It has lots of trees and several pools. Occasionally a unit will become available on the ground floor….and here is one today. There are not many in the complex on one level. Priced at $152,000 it would work particularly well for a single person or elderly parent who wants to be all on one level. In the evenings you will find many residents out walking their dogs, walking to the mailboxes to get their mail, and chatting with neighbors….it’s a great community.

This is a charming home with a lovely side and backyard in Stonehenge, just off Briar Forest and west of Dairy Ashford. It’s a great community in west Houston. One of my clients purchased it this spring and remodeled it.  It is all one one story and was listed for sale for $145,000. Vaulted ceiling in the living room and windows on four sides give the home lots of light and views of trees and landscaping surrounding the home. A wonderful home with low maintenance.

Downsizing…..ideas around $800,000 (post #2)

Some people want a “lock and leave” and some people want a small grassy area for their dog.  Again, these homes have the master down.  Many townhomes have the master up but there are a few scattered around with the master down….we just have to look a little harder for those.

This updated ranch on Broken Arrow is available ($795,000) has a low maintenance backyard and high ceilings.  Click here for more photos and details.

This beautiful new construction by Stiffel recently went under contract.  Listed at $820,000. Creekside Villas is a beautiful pocket in Spring Valley just behind Home Depot.  Click here for more photos and details.

I frequently get this question from Memorial families who no longer need the big family home and want to travel more and have less maintenance and lower ad valorem tax bills.  They still want to be close to Memorial and frequently want the master bedroom on the first floor.  Everyone has their list of requirements and priorities.  Here are some ideas to get you started:

This beautiful townhome (201 Vanderpool #77) sold after 5 days on the market at over list price of $384,000. Conveniently located near Gessner and Memorial in a gated community. Click here for more photos and details.

This beautiful home (9604 Longmont) not far away backs up to a delightful ravine setting. It is currently available for $415,000 and has beautiful living areas downstairs with high ceilings and a 2 car garage. Click here for more photos and details.
